What is Epoxy Flooring exactly?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.

There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. This is why we offer so many epoxies. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.

Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Is it possible to epoxy a garage floor yourself?

Epoxy coating concrete floors is just as simple as painting walls. However, as with painting, the key to success lies in the preparation work. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.

Epoxy bonds well when it has a slightly rough, and completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If there is no peeling, stained floors can be refinished.

However, stripping the floor is not enough to clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. For $40 per day, you can rent a machine called floor maintainer.

Most epoxy coatings are supplied in complete kits. After you have selected the one you like, you can determine if additional supplies are needed. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This could be an option in areas where there is frequent rain or ice.

It all comes down to the timing of applying the coating once the floor has been cleaned. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.

What are the cons of Epoxy Garage Flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not an issue with the warranty. The epoxy after time may also start to peel. The most common reason you will hear is that the epoxy was not properly prepped.

Your vehicle’s tires can reach temperatures up to 180°F. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

How long does an epoxy garage flooring system last for?

It all depends on the epoxy used and how long it has been in use. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.

How long does garage epoxy flooring take to put together?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. It can take up to 2 days for the entire process.

Can epoxy garage flooring be used in commercial settings?

It has three layers that use high performance primer, military-grade metallic epoxy, and 4 mg abrasion resistance rated topcoat.

How much does epoxy garage floor coatings cost?

Okay so this is a tricky question. With some caveats, we’ll answer the question. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.

It is important to consider the cost of ownership. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is the most affordable in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. Our epoxy will last indefinitely. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This is without even considering the labor required to empty your garage and redo your floors over and over again.
