An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.
After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. The Commercial Package for Garages can be used if you don’t like the flake appearance. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all great things to consider when building an epoxy garage floors.

This is in contrast to rubber rollout mats which might not work well for certain applications. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. It is waterproof, mold and mildew resistant, and chemical-resistant.

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.
For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. This involves repairing any cracks and filling them before applying epoxy. Concrete must be no less than 60 days old and unsealed in order for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. You must wait for 72 hours to park your car on the entire floor after it’s dry.
Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This is not an issue with the warranty. The epoxy will start peeling off after excessive use. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.
Your vehicle’s tires can reach temperatures up to 180°F. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. Some of the other types epoxies will not have sufficient thickness.

A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.
Grinding your floor should take 2 days, acid etching takes 3 days. Although it takes about 3-5hrs to finish, each layer of coating must be allowed to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. There are also military-grade epoxy systems for different applications. However, we don’t do one epoxy that fits all like our competitors. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.
What is the cost to own a property? Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. Take the average epoxy off-the-shelf that costs about $200 and it will last for 2-3 years before it needs to be repainted. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The epoxy underneath will last for years. You can choose to spend the money upfront and never have to recoat, or to buy the epoxy that you only use once knowing it has to be recoated soon. This does not include the labor and time it takes to clean out your garage and re-do your floor.
