What is Epoxy Flooring?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.

Commercial and Residential Epoxy Flooring in Villas

For garage duty traffic, we recommend a rating of 20 mgs or less. This is based on our 30 years of experience. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. The Commercial Package for Garages can be used if you don’t like the flake appearance. Color flakes should not be used in work shops as you may find it difficult to find parts on flake flooring. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

We’ve sold every type possible of epoxy garage flooring over the past 30+ years. We’ve also tested and installed every garage floor epoxy we could find so that we are well-versed in what works. There isn’t a perfect epoxy coating that will work in every application. We offer many different epoxy systems and epoxies. A common mistake is to apply an epoxy floor coat for applications it was not meant for.

The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Can You Epoxy Garage Floors by Yourself?

Epoxy coating concrete floors is just as simple as painting walls. However, as with painting, the key to success lies in the preparation work. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.

For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. It is important to patch any cracks or potholes before apply epoxy garage flooring. Concrete must be no less than 60 days old and unsealed in order for epoxy to adhere. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. If the floors are not peeling or stained, they can be restored.

However, stripping the floor does not clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. A machine known as a floor maintainer can be rented for around $40 per daily.

Most epoxy coatings come as kits. After you have selected the one you like, you can determine if additional supplies are needed. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. The next step is to decide if the finished floor should have an antiskid additive. This can be useful in rainy and ice-prone areas.

Once your floor is clean, you can start to apply the coating. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.

What are the drawbacks to epoxy garage flooring?

Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This, however, is not a warranty issue. The epoxy will start peeling off after excessive use. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.

The temperature of your tires can reach 180 degrees. If you use epoxy less than 10 Mils in dry thickness. It won’t be able to absorb heat. Some of the other types epoxies will not have sufficient thickness.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

How long does an epoxy garage flooring system last for?

It is a variable answer, and the answer is always the same as for how long a car can last. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

How long does it usually take to install garage epoxy flooring?

Grinding your floor should take 2 days, acid etching takes 3 days. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

Is epoxy garage flooring suitable for commercial use?

Yes. We have many systems that can be used commercially with or without color flakes. Our team is available to answer your questions about our Commercial Epoxy Systems. Commercial applications can use our garage floor epoxy when we use an epoxy flooring primer and military grade topcoat option. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.

How much does a epoxy garage flooring coating cost?

Okay so this is a tricky question. We will answer your question with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. A DIY military-grade epoxy floor kit will run you between $1.15 – $2.25 per square foot depending on whether you use primer, topcoat, color flakes, and which epoxy system you choose to install.

But the most important thing is to think about what your cost of ownership is. Take, for example, the garage epoxy floor at $3,000. This epoxy will look great for as long as 20 years before it needs to be refreshed. The average off-the-shelf epoxy will look new for about 2-3 years, until it has to be redone. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Keep in mind that epoxy coatings can look worn out much faster than you expect. If it’s time for a new coat, you will have to start all over again. a new epoxy garage floor can be easy to sand and polish. A new coat of clear resin will be all that is needed to bring them back to their original glory. The epoxy that is used under the floor will not wear out. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.

Polyurea vs. Epoxy

Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
