Epoxy floor coatings are usually two-part coatings that you mix. They will stick to concrete floors better than any oil-based, water-based or enamel paint. Think epoxy glue type adhesion instead of duct tape adhesion. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.
We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. A military grade topcoat is available for garages with large SUVs, Tractors, trailers, or are workshops. This version has an industry leading 4mg loss rating and is ready to take any abuse. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. The Commercial Package for garages is available if you don’t desire the flake-like appearance. Color flakes should not be used in work shops as you may find it difficult to find parts on flake flooring. If you are looking for industrial epoxy floor coatings or if you just want to get the best, most heavy-duty floor coating available, you will need a coating that is 23 mils thick and has a 6 mg rating. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. Color chips and custom paint colors disguise imperfections in concrete. Anti-skid additives give you the grip that you need during winter conditions.
It is easy to apply an epoxy coating to concrete floors. But, like painting walls, the trick is in the preparation. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.
For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. If there is no peeling, stained floors can be refinished.
However, stripping the floor does not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.
You will usually find epoxy coatings in kits that contain everything you need. After you have selected the one you like, you can determine if additional supplies are needed. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This is a great option for areas that are prone to ice and rain.
It all comes down to the timing of applying the coating once the floor has been cleaned. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. The floor must be dry for at least 72 hours after being completed.
Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This is not a warranty issue. The epoxy after time may also start to peel. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.
The temperature of your tires can reach 180 degrees. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.
It’s a variable question that can be answered in the same way as how long a car can live. The epoxy lifespan depends on three things: the epoxy quality, the floor prep and how heavy the traffic is. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats can be applied in a single step. You only need to sand it lightly with 120grit.
Grinding your floor should take 2 days, acid etching takes 3 days. Although it takes about 3-5hrs to finish, each layer of coating must be allowed to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.
What is the cost to own a property? Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. The average off-the-shelf epoxy will look new for about 2-3 years, until it has to be redone. What epoxy is more affordable in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. Our epoxy will last indefinitely. This does not include the labor and time it takes to clean out your garage and re-do your floor.
