A military grade topcoat is available for garages with large SUVs, Tractors, trailers, or are workshops. This version has an industry leading 4mg loss rating and is ready to take any abuse. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. If you do not want to see color flake, the Commercial Package can be used for garages. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer a variety of epoxy systems and different epoxies. An epoxy floor coating that is not intended for use is one of the most common mistakes.
We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If possible, use a primer this will increase your adhesion as well as overall coverage and coating thickness. These are all great things to consider when building an epoxy garage floors.

Epoxying your garage floor is worth the effort. It not only looks professional, but it also resists oil stains and beads of water. Color chips and custom paint colors disguise imperfections in concrete. Anti-skid additives give you the grip that you need during winter conditions.
Is it possible to epoxy a garage floor yourself?
Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. After the calculations, color selections, and cleaning are completed, the actual application is easy.
For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be at a minimum 60 days old and without having a sealing applied to it in order to bond with the epoxy. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If the floors are not peeling or stained, they can be restored.
The floor can be stripped but this will not clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. There are many cleaners on the market. Make sure you read all ingredients before choosing which one is right for you. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.
Most epoxy coatings come as kits. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This could be an option in areas where there is frequent rain or ice.
It’s all about timing once the floor is ready for coating. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.
What are the cons of Epoxy Garage Flooring?
Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This, however, is not a warranty issue. The epoxy after time may also start to peel. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.
The temperature of your tires can reach 180 degrees. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

What is the life expectancy of epoxy garage flooring?
It all depends on the epoxy used and how long it has been in use. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. The average epoxy coating can last between 20 and 25 years with the right military-grade topcoat. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

Grinding your floor should take 2 days, acid etching takes 3 days. Although it takes about 3-5hrs to finish, each layer of coating must be allowed to dry. The total drying time is therefore extended to 2-3 days.

How much does epoxy garage floor coatings cost?
This is kind of a tricky question. The question will be answered with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. There are also military-grade epoxy systems for different applications. However, we don’t do one epoxy that fits all like our competitors. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.
But the most important thing is to think about what your cost of ownership is. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The epoxy that is used under the floor will not wear out. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This does not include the labor and time it takes to clean out your garage and re-do your floor.
