Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications with pallet-jacks, forklifts and shop work (commercial or residence) must be less than 10mgs. The Commercial Package for Garages can be used if you don’t like the flake appearance. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

We have sold every type of epoxy garage floor available. In the 30 years since we began, we have installed and tested every type of epoxy garage floor so we know what works well and what doesn’t. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. This is why we offer so many epoxies. An epoxy floor coating that is not intended for use is one of the most common mistakes.

Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. When epoxy garage flooring is being done, these are all good points to factor in.

Can you epoxy garage floors yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. After the calculations, color selections, and cleaning are completed, the actual application is easy.

An even, slightly rough and clean surface is necessary for epoxy to bond well. This means repairing cracks and potholes will allow the epoxy to cure completely. Concrete must be at a minimum 60 days old and without having a sealing applied to it in order to bond with the epoxy. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floor is not peeling, it can be repainted.

However, stripping the floor is not enough to clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.

Most epoxy coatings come as kits. Once you have decided on one, decide if you will need extra supplies. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This could be an option in areas where there is frequent rain or ice.

The timing is everything once the floor is clean and ready to be coated. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.

What are the cons of Epoxy Garage Flooring?

Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This, however, is not a warranty issue. Another problem is when epoxy starts to peel up. The epoxy is not prepared correctly is what you will most likely be told.

Your tires can heat up to 180 degrees. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

How long can garage epoxy flooring last?

It is a variable answer, and the answer is always the same as for how long a car can last. The epoxy lifespan depends on three things: the epoxy quality, the floor prep and how heavy the traffic is. An epoxy coating of high quality with a proper military-grade topcoat can last 20 years on average in a garage application. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.

How long does garage epoxy flooring take to put together?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. It can take up to 2 days for the entire process.

Do epoxy garage floors work well in commercial environments?

Metallic Epoxy Flooring can be used in commercial applications. It has three layers that use high performance primer, military-grade metallic epoxy, and 4 mg abrasion resistance rated topcoat.

How much does a epoxy garage flooring coating cost?

This is a difficult question. It’s like asking the price of a car. We will answer your question with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. There are also military-grade epoxy systems for different applications. However, we don’t do one epoxy that fits all like our competitors. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.

What is the cost to own a property? For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is the most affordable in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Keep in mind that epoxy coatings can look worn out much faster than you expect. If it’s time for a new coat, you will have to start all over again. a new epoxy garage floor can be easy to sand and polish. A new coat of clear resin will be all that is needed to bring them back to their original glory. The under epoxy we use will last forever. You can choose to spend the money upfront and never have to recoat, or to buy the epoxy that you only use once knowing it has to be recoated soon. You don’t even have to consider the time and labor it will take to empty your garage, clean up and redo your flooring over and again.
