An epoxy floor coating is usually two-part epoxy that you mix. It will stick to your concrete garage floor better than any other oil based, water base or enamel paint. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. After it cures, an epoxy floor coating will be stain-proof. You can clean it the same way you would clean your Teflon Pan.
We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. Commercial duty traffic applications with pallet-jacks, forklifts and shop work (commercial or residence) must be less than 10mgs. The Commercial Package for Garages can be used if you don’t like the flake appearance. Color flakes should not be used in work shops as you may find it difficult to find parts on flake flooring. If you are looking for industrial epoxy floor coatings or if you just want to get the best, most heavy-duty floor coating available, you will need a coating that is 23 mils thick and has a 6 mg rating. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. There are many epoxy systems and epoxies that we offer. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.
Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. If possible, use a primer this will increase your adhesion as well as overall coverage and coating thickness. These are all great things to consider when building an epoxy garage floors.

Epoxy looks great, is affordable, durable, and simple to apply. It’s waterproof, mold and mildew-proof, and extremely chemical resistant.

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. Color chips and custom paint colors disguise imperfections in concrete. Anti-skid additives give you the grip that you need during winter conditions.
Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. After the calculations, color selections, and cleaning are completed, the actual application is easy.
For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be at a minimum 60 days old and without having a sealing applied to it in order to bond with the epoxy. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If there is no peeling, stained floors can be refinished.
The floor can be stripped but this will not clean it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. A machine known as a floor maintainer can be rented for around $40 per daily.
You will usually find epoxy coatings in kits that contain everything you need. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. Manufacturers might suggest two coats or more of epoxy paint and topcoat. However, most standard kits only allow for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This option may be beneficial in areas with high ice or rain probability.
The timing is everything once the floor is clean and ready to be coated. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. The floor must be dry for at least 72 hours after being completed.
Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not a warranty issue. Another problem is when epoxy starts to peel up. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.
It can vary and it is almost the same answer that you get for how long a car will last. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.
Allow 2 days for grinding and 3 days for acid-etching. Although the actual labor time is about 3-5 hours, you will need to wait for your floor after acid etching has completed. After that, you will need to allow each coating to dry. It can take up to 2 days for the entire process.

Okay so this is a tricky question. Let’s answer this question with some caveats. You can find epoxy coatings in a Big Box or online store for as low as $100.00. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. There are also military-grade epoxy systems for different applications. However, we don’t do one epoxy that fits all like our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.
It is important to consider the cost of ownership. Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. What epoxy is more affordable in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Keep in mind that epoxy coatings can look worn out much faster than you expect. If it’s time for a new coat, you will have to start all over again. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. The epoxy underneath will last for years. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. You don’t even have to consider the time and labor it will take to empty your garage, clean up and redo your flooring over and again.
