An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. After it cures, an epoxy floor coating will be stain-proof. You can clean it the same way you would clean your Teflon Pan.
Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. If you don’t want the color flake look, the Commercial Package is ideal for garages. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

There are no guarantees that an epoxy coating will last forever or be perfect for every application. There are many epoxy systems and epoxies that we offer. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.
We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all great things to consider when building an epoxy garage floors.

Epoxy is the best flooring option. Epoxy is very versatile. It can be used in almost all applications, as opposed to rubber roll-out mats that might not suit certain floor types. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. Epoxy is also water and mold-resistant, as well as chemical resistant.

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. Epoxy coating concrete floors is just as simple as painting walls. However, as with painting, the key to success lies in the preparation work. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.
Epoxy bonds well when it has a slightly rough, and completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floors are not peeling or stained, they can be restored.
However, stripping the floor is not enough to clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. A machine known as a floor maintainer can be rented for around $40 per daily.
Most epoxy coatings are supplied in complete kits. Once you have decided on one, decide if you will need extra supplies. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. You can add color flakes to concrete, which will hide its imperfections. However, you need to decide how thick you’ll spread them across the floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This could be an option in areas where there is frequent rain or ice.
Once your floor is clean, you can start to apply the coating. It is important to choose a day when the concrete will not be dampened by rain and the temperature is between 50-80 degrees. Otherwise, it can bubble or peel. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.
Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not a warranty issue. Another problem is when epoxy starts to peel up. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. The epoxy you use will not be thick enough to absorb heat from hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.
It can vary and it is almost the same answer that you get for how long a car will last. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.
Grinding your floor should take 2 days, acid etching takes 3 days. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. It can take up to 2 days for the entire process.

Commercial applications can use our garage floor epoxy when we use an epoxy flooring primer and military grade topcoat option. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.
This is kind of a tricky question. With some caveats, we’ll answer the question. You can find epoxy coatings in a Big Box or online store for as low as $100.00. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.
You must also consider your total cost of ownership. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Take the average epoxy off-the-shelf that costs about $200 and it will last for 2-3 years before it needs to be repainted. So which epoxy costs less in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The epoxy underneath will last for years. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This does not include the labor and time it takes to clean out your garage and re-do your floor.
Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
