What is Epoxy Flooring exactly?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. You will get a more dramatic floor with an epoxy floor coating that has a high gloss finish that is unmatched by any other paint. It will also be waterproof and mold and mildew resistant. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.

Commercial and Residential Epoxy Flooring in Roberts Trailer Park

After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. The Commercial Package for garages is available if you don’t desire the flake-like appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

We’ve sold every type possible of epoxy garage flooring over the past 30+ years. We’ve also tested and installed every garage floor epoxy we could find so that we are well-versed in what works. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer many different epoxy systems and epoxies. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.

We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxy Garage Floor Coating: Why?

Epoxy is the best flooring option. Epoxy is versatile. We have an epoxy coating system that can be used for almost any application, unlike rubber roll out mats which may not work on some applications. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. It’s also waterproof and resistant to mold and mildew.

Is Epoxy Garage Flooring Worth it?

Epoxying your garage floor is worth the effort. It not only looks professional, but it also resists oil stains and beads of water. Color chips, custom paint colors and anti-skid additives give you the grip and protection you need in bad weather.

Is it possible to epoxy a garage floor yourself?

It is easy to apply an epoxy coating to concrete floors. But, like painting walls, the trick is in the preparation. After the calculations, color selections, and cleaning are completed, the actual application is easy.

For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floors are not peeling or stained, they can be restored.

However, stripping the floor is not enough to clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners can be very effective or less effective. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.

Most epoxy coatings come as kits. After you have selected the one you like, you can determine if additional supplies are needed. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. If your garage’s foundation rises above foot level at its bottom, you may want a coating to extend a few inches up the vertical surfaces. This will make cleaning the garage much easier. The next step is to decide if the finished floor should have an antiskid additive. This can be useful in rainy and ice-prone areas.

It all comes down to the timing of applying the coating once the floor has been cleaned. It is important to choose a day when the concrete will not be dampened by rain and the temperature is between 50-80 degrees. Otherwise, it can bubble or peel. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.

What are the cons of Epoxy Garage Flooring?

Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This, however, is not a warranty issue. The epoxy after time may also start to peel. The epoxy is not prepared correctly is what you will most likely be told.

Temperatures of up to 180 degrees can be reached by the tires on your vehicle. If you use epoxy less than 10 Mils in dry thickness. It won’t be able to absorb heat. The epoxy you use will not be thick enough to absorb heat from hot tires.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

How long does an epoxy garage flooring system last for?

It all depends on the epoxy used and how long it has been in use. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. The average epoxy coating can last between 20 and 25 years with the right military-grade topcoat. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

How long does it usually take to install garage epoxy flooring?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. Although it takes about 3-5hrs to finish, each layer of coating must be allowed to dry. It can take up to 2 days for the entire process.

Is epoxy garage flooring suitable for commercial use?

Yes. Our systems are compatible with both with or without color flakes and can be used in commercial applications. Talk to our team about our Commercial Epoxy Systems. Commercial applications can use our garage floor epoxy when we use an epoxy flooring primer and military grade topcoat option. Metallic Epoxy Flooring can be used in commercial applications. It has three layers that use high performance primer, military-grade metallic epoxy, and 4 mg abrasion resistance rated topcoat.

How much does epoxy garage floor coatings cost?

This is a difficult question. It’s like asking the price of a car. The question will be answered with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You have many options. There are water-based, polyurea, and cycloaliphatics. They all have their advantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.

But the most important thing is to think about what your cost of ownership is. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. Which epoxy is actually more expensive in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The under epoxy we use will last forever. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.

Polyurea vs. Epoxy

Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
