An epoxy floor coating is usually two-part epoxy that you mix. It will stick to your concrete garage floor better than any other oil based, water base or enamel paint. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. The Commercial Package for Garages can be used if you don’t like the flake appearance. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

We have sold every type of epoxy garage floor available. In the 30 years since we began, we have installed and tested every type of epoxy garage floor so we know what works well and what doesn’t. There is no one-size fits all epoxy coating. There are many epoxy systems and epoxies that we offer. An epoxy floor coating that is not intended for use is one of the most common mistakes.

We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. When epoxy garage flooring is being done, these are all good points to factor in.

Can You Epoxy Garage Floors by Yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.

For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. It is possible to tell if your concrete floor has a sealer by checking to see if water beads on it. Also, etching solutions that don’t foam will be a sign of a sealed floor. (If there is no peeling, you can recoat stained floors.

However, stripping the floor is not enough to clean it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. For $40 per day, you can rent a machine called floor maintainer.

Most epoxy coatings come as kits. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. You can add color flakes to concrete, which will hide its imperfections. However, you need to decide how thick you’ll spread them across the floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This is a great option for areas that are prone to ice and rain.

It all comes down to the timing of applying the coating once the floor has been cleaned. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.

What are the downsides to Epoxy Garage Flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This, however, is not a warranty issue. Another problem is when epoxy starts to peel up. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.

Your tires can heat up to 180 degrees. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

How long can an epoxy garage floor system last?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. The total drying time is therefore extended to 2-3 days.

Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.

How much does epoxy garage floor coatings cost?

This is a difficult question. It’s like asking the price of a car. The question will be answered with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.

You must also consider your total cost of ownership. Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted.
