We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. The Commercial Package for Garages can be used if you don’t like the flake appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. Can You Epoxy Garage Floors by Yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.

An even, slightly rough and clean surface is necessary for epoxy to bond well. You will need to fill any cracks or holes before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. It is possible to tell if your concrete floor has a sealer by checking to see if water beads on it. Also, etching solutions that don’t foam will be a sign of a sealed floor. If there is no peeling, stained floors can be refinished.

However, stripping the floor is not enough to clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. A machine known as a floor maintainer can be rented for around $40 per daily.

Most epoxy coatings are supplied in complete kits. Once you have decided on one, decide if you will need extra supplies. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. The next step is to decide if the finished floor should have an antiskid additive. This could be an option in areas where there is frequent rain or ice.

The timing is everything once the floor is clean and ready to be coated. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.

What are the drawbacks to epoxy garage flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not a warranty issue. The epoxy will start peeling off after excessive use. The epoxy is not prepared correctly is what you will most likely be told.

A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. This could extend the drying time by 2-3 days.

There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You have many options. There are water-based, polyurea, and cycloaliphatics. They all have their advantages. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.

You must also consider your total cost of ownership. Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The under epoxy we use will last forever. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This does not include the labor and time it takes to clean out your garage and re-do your floor.
