There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer many different epoxy systems and epoxies. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.

We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all good points to consider when you make an epoxy garage floor.

Is it possible to epoxy a garage floor yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.

Epoxy bonds well when it has a slightly rough, and completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If there is no peeling, stained floors can be refinished.

However, stripping the floor is not enough to clean it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. For $40 per day, you can rent a machine called floor maintainer.

Most epoxy coatings are supplied in complete kits. You can then decide if you need additional supplies once you have chosen one. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. The next step is to decide if the finished floor should have an antiskid additive. This can be useful in rainy and ice-prone areas.

It all comes down to the timing of applying the coating once the floor has been cleaned. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. You must wait for 72 hours to park your car on the entire floor after it’s dry.

What are the downsides to Epoxy Garage Flooring?

Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This is not a warranty issue. The epoxy will start peeling off after excessive use. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

Temperatures of up to 180 degrees can be reached by the tires on your vehicle. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

How long does an epoxy garage flooring system last for?

It is a variable answer, and the answer is always the same as for how long a car can last. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. The average epoxy coating can last between 20 and 25 years with the right military-grade topcoat. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.

How long does it usually take to install garage epoxy flooring?

Allow 2 days for grinding and 3 days for acid-etching. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. The total drying time is therefore extended to 2-3 days.

What does a epoxy garage floor covering cost?

Okay so this is a tricky question. We will answer your question with some caveats. You can find epoxy coatings in a Big Box or online store for as low as $100.00. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.

You must also consider your total cost of ownership. Take, for example, the garage epoxy floor at $3,000. This epoxy will look great for as long as 20 years before it needs to be refreshed. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is actually more expensive in time and materials? You can choose to have it repainted every 20 years or you can keep it topped up as and when it needs it. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The under epoxy we use will last forever. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This does not include the labor and time it takes to clean out your garage and re-do your floor.
