An epoxy floor coating is usually two-part epoxy that you mix. It will stick to your concrete garage floor better than any other oil based, water base or enamel paint. It will give your concrete floor a stunning look that can rival any traditional paint. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.
Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. If you don’t want the color flake look, the Commercial Package is ideal for garages. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. If you are looking for industrial epoxy floor coatings or if you just want to get the best, most heavy-duty floor coating available, you will need a coating that is 23 mils thick and has a 6 mg rating. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.
We’ve sold every type possible of epoxy garage flooring over the past 30+ years. We’ve also tested and installed every garage floor epoxy we could find so that we are well-versed in what works. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer many different epoxy systems and epoxies. An epoxy floor coating that is not intended for use is one of the most common mistakes.
The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If possible, use a primer this will increase your adhesion as well as overall coverage and coating thickness. These are all good things to consider when constructing an epoxy garage floor.

Epoxy is the best flooring option. Epoxy is very versatile. It can be used in almost all applications, as opposed to rubber roll-out mats that might not suit certain floor types. Epoxy can give you a dramatic appearance, it’s cost-effective when used as a DIY project and is extremely durable. It’s also waterproof and resistant to mold and mildew.

Epoxying your garage flooring is worth it. It gives you a professional look and resists oil stains. Color chips and custom paint colors disguise imperfections in concrete. Anti-skid additives give you the grip that you need during winter conditions.
It is easy to apply an epoxy coating to concrete floors. But, like painting walls, the trick is in the preparation. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.
An even, slightly rough and clean surface is necessary for epoxy to bond well. It is important to patch any cracks or potholes before apply epoxy garage flooring. Concrete must be more than 60 days old and unsealed for epoxy to adhere. It is possible to tell if your concrete floor has a sealer by checking to see if water beads on it. Also, etching solutions that don’t foam will be a sign of a sealed floor. If the floor is not peeling, it can be repainted.
The floor can be stripped but this will not clean it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.
Most epoxy coatings are supplied in complete kits. After you have selected the one you like, you can determine if additional supplies are needed. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. If your garage’s foundation rises above foot level at its bottom, you may want a coating to extend a few inches up the vertical surfaces. This will make cleaning the garage much easier. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This could be an option in areas where there is frequent rain or ice.
It’s all about timing once the floor is ready for coating. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.
Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This, however, is not a warranty issue. Another problem is when epoxy starts to peel up. The most common reason you will hear is that the epoxy was not properly prepped.
The temperature of your tires can reach 180 degrees. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.
Epoxy flooring does have one other drawback. It is more labor-intensive than installing rollout mat garage floors or interlocking tile garage floors. There also have dry periods inbetween coats, because of these the epoxy flooring process can take up to 2 days.
It all depends on the epoxy used and how long it has been in use. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.
For acid etching, you should allow for 2 days. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. It can take up to 2 days for the entire process.
Yes. Our systems are compatible with both with or without color flakes and can be used in commercial applications. Talk to our team about our Commercial Epoxy Systems. Even “Garage Floor Epoxy”, can be used commercially if the epoxy primer and military-grade topcoat are used. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.
Okay, this is a complicated question. The question will be answered with some caveats. Epoxy coatings can be purchased for less than $100.00 at a Big Box Store or mega-online retailer. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.
But the most important thing is to think about what your cost of ownership is. Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. Take the average epoxy off-the-shelf that costs about $200 and it will last for 2-3 years before it needs to be repainted. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The epoxy that is used under the floor will not wear out. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
If you’re willing to spend more upfront on a durable coating, polyurea concrete coatings can be a great option.
