What is Epoxy Flooring?

Epoxy floor coatings are usually two-part coatings that you mix. They will stick to concrete floors better than any oil-based, water-based or enamel paint. Think epoxy glue type adhesion instead of duct tape adhesion. It will give your concrete floor a stunning look that can rival any traditional paint. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.

Epoxy flooring for commercial and residential use in Orange Grove Mobile Home Park

Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. The Commercial Package for garages is available if you don’t desire the flake-like appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

We’ve sold every type possible of epoxy garage flooring over the past 30+ years. We’ve also tested and installed every garage floor epoxy we could find so that we are well-versed in what works. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. There are many epoxy systems and epoxies that we offer. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.

The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxy Garage Floor Coating - Why Choose It?

Epoxy flooring is the most versatile of all flooring options. Epoxy can be used in a variety of applications and is more versatile than rubber roll out mats, which might not be appropriate for some situations. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. It’s also waterproof and resistant to mold and mildew.

Is Epoxy Garage Flooring Worth it?

Epoxying your garage flooring is worth it. It gives you a professional look and resists oil stains. Color chips and custom colors conceal imperfections in the concrete. Anti-skid additives provide the grip you need for low-grip days.

Can you epoxy garage floors yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.

For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. It is important to patch any cracks or potholes before apply epoxy garage flooring. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If there is no peeling, stained floors can be refinished.

The floor can be stripped but this will not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners can be very effective or less effective. For $40 per day, you can rent a machine called floor maintainer.

Most epoxy coatings come as kits. After you have selected the one you like, you can determine if additional supplies are needed. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This could be an option in areas where there is frequent rain or ice.

The timing is everything once the floor is clean and ready to be coated. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. The floor must be dry for at least 72 hours after being completed.

What are the downsides to Epoxy Garage Flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not a warranty issue. The epoxy will start peeling off after excessive use. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

Temperatures of up to 180 degrees can be reached by the tires on your vehicle. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

What is the life expectancy of epoxy garage flooring?

It can vary and it is almost the same answer that you get for how long a car will last. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.

How long does it usually take to install garage epoxy flooring?

Allow 2 days for grinding and 3 days for acid-etching. Although the actual labor time is about 3-5 hours, you will need to wait for your floor after acid etching has completed. After that, you will need to allow each coating to dry. The total drying time is therefore extended to 2-3 days.

Is epoxy garage flooring suitable for commercial use?

Yes. We have many systems that can be used commercially with or without color flakes. Our team is available to answer your questions about our Commercial Epoxy Systems. Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.

What does a epoxy garage floor covering cost?

Okay so this is a tricky question. The question will be answered with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.

But the most important thing is to think about what your cost of ownership is. Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is the most affordable in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The epoxy underneath will last for years. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This does not include the labor and time it takes to clean out your garage and re-do your floor.

Polyurea vs. Epoxy

Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
