An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.
Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. The Commercial Package for garages is available if you don’t desire the flake-like appearance. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.
We have sold every kind of epoxy garage floor. Over the last 30 years, we have tested and installed every type of garage floor epoxy so we know what works and what doesn’t. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer many different epoxy systems and epoxies. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.
We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxy is the best flooring option. Epoxy is flexible and can be used for any type of application. This is in contrast to rubber rollout mats which might not work well for certain applications. Epoxy can give you a dramatic appearance, it’s cost-effective when used as a DIY project and is extremely durable. It’s waterproof, mold and mildew-proof, and extremely chemical resistant.
Are you looking to add a finishing touch to your garage floor? You will feel like you are driving into a showroom when you return home with a shiny, colorful epoxy garage floor coating.
Epoxying your garage flooring is worth it. It gives you a professional look and resists oil stains. You can hide any imperfections in the concrete below with color chips or custom paint colors, and you have the anti-skid additives to give you the grip you need when it colder conditions.
The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.
Epoxy bonds well when it has a slightly rough, and completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floor is not peeling, it can be repainted.
The floor can be stripped but this will not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. Chemical cleaners can be very effective or less effective. For $40 per day, you can rent a machine called floor maintainer.
You will usually find epoxy coatings in kits that contain everything you need. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This option may be beneficial in areas with high ice or rain probability.
It all comes down to the timing of applying the coating once the floor has been cleaned. It is important to choose a day when the concrete will not be dampened by rain and the temperature is between 50-80 degrees. Otherwise, it can bubble or peel. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. The floor must be dry for at least 72 hours after being completed.
Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This is not an issue with the warranty. The epoxy can also begin to peel. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.
It can vary and it is almost the same answer that you get for how long a car will last. The epoxy lifespan depends on three things: the epoxy quality, the floor prep and how heavy the traffic is. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.
If you are grinding your floor, allow at least 2 days and 3 days for acid etching. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. This extends the time by 2-3 days.
Yes. We have many systems that can be used commercially with or without color flakes. Contact our team for more information about our Commercial Epoxy Systems. Commercial applications can use our garage floor epoxy when we use an epoxy flooring primer and military grade topcoat option. Metallic Epoxy Flooring is ideal for commercial applications because it has three layers of high-performance primer, military grade metallic epoxy, and topcoat that’s 4 mg abrasion-loss rated.
Okay, this is a complicated question. We will answer your question with some caveats. Epoxy coatings can be purchased for less than $100.00 at a Big Box Store or mega-online retailer. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.
What is the cost to own a property? Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is actually more expensive in time and materials? Which do you consider as better value? The one that needs to be repainted regularly or the one that can last 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The under epoxy we use will last forever. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
If you’re willing to spend more upfront on a durable coating, polyurea concrete coatings can be a great option.
