An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. You will get a more dramatic floor with an epoxy floor coating that has a high gloss finish that is unmatched by any other paint. It will also be waterproof and mold and mildew resistant. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.
Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. If you don’t want the color flake look, the Commercial Package is ideal for garages. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. Epoxying your garage floor is worth the effort. It not only looks professional, but it also resists oil stains and beads of water. Color chips and custom paint colors disguise imperfections in concrete. Anti-skid additives give you the grip that you need during winter conditions.
Epoxy coating concrete floors is just as simple as painting walls. However, as with painting, the key to success lies in the preparation work. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.
For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. This involves repairing any cracks and filling them before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floors are not peeling or stained, they can be restored.
However, stripping the floor is not enough to clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.
Most epoxy coatings come as kits. You can then decide if you need additional supplies once you have chosen one. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This is a great option for areas that are prone to ice and rain.
The timing is everything once the floor is clean and ready to be coated. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. The floor must be dry for at least 72 hours after being completed.
Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This, however, is not a warranty issue. The epoxy after time may also start to peel. The most common reason you will hear is that the epoxy was not properly prepped.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. Some of the other types epoxies will not have sufficient thickness.
Epoxy flooring does have one other drawback. It is more labor-intensive than installing rollout mat garage floors or interlocking tile garage floors. There also have dry periods inbetween coats, because of these the epoxy flooring process can take up to 2 days.
It can vary and it is almost the same answer that you get for how long a car will last. The epoxy lifespan depends on three things: the epoxy quality, the floor prep and how heavy the traffic is. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats can be applied in a single step. You only need to sand it lightly with 120grit.
Allow 2 days for grinding and 3 days for acid-etching. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. This extends the time by 2-3 days.

Okay, this is a complicated question. We will answer your question with some caveats. You can find epoxy coatings in a Big Box or online store for as low as $100.00. You have many options. There are water-based, polyurea, and cycloaliphatics. They all have their advantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.
But the most important thing is to think about what your cost of ownership is. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Keep in mind that epoxy coatings can look worn out much faster than you expect. If it’s time for a new coat, you will have to start all over again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. Our epoxy will last indefinitely. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This does not include the labor and time it takes to clean out your garage and re-do your floor.
Polyurea concrete finishes are an excellent choice if your budget allows for more investment upfront, but you want a lasting coating.
