What is Epoxy Flooring exactly?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. You will get a more dramatic floor with an epoxy floor coating that has a high gloss finish that is unmatched by any other paint. It will also be waterproof and mold and mildew resistant. After it cures, an epoxy floor coating will be stain-proof. You can clean it the same way you would clean your Teflon Pan.

For garage duty traffic, we recommend a rating of 20 mgs or less. This is based on our 30 years of experience. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. If you do not want to see color flake, the Commercial Package can be used for garages. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

Our epoxy garage floors have been sold for over 30 years. We have also installed and tested every garage floor epoxy available so we know which ones work best. There are no guarantees that an epoxy coating will last forever or be perfect for every application. This is why we offer so many epoxies. A common mistake is to apply an epoxy floor coat for applications it was not meant for.

We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Can you epoxy garage floors yourself?

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. After the calculations, color selections, and cleaning are completed, the actual application is easy.

For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If the floor is not peeling, it can be repainted.

The floor can be stripped but this will not clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. Chemical cleaners can be very effective or less effective. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.

You will usually find epoxy coatings in kits that contain everything you need. Once you have decided on one, decide if you will need extra supplies. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. The next step is to decide if the finished floor should have an antiskid additive. This is a great option for areas that are prone to ice and rain.

The timing is everything once the floor is clean and ready to be coated. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.

What are the downsides to Epoxy Garage Flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not an issue with the warranty. The epoxy after time may also start to peel. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

Your vehicle’s tires can reach temperatures up to 180°F. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. The epoxy you use will not be thick enough to absorb heat from hot tires.

Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

How long does an epoxy garage flooring system last for?

It is a variable answer, and the answer is always the same as for how long a car can last. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.

How long does garage epoxy flooring take to put together?

Grinding your floor should take 2 days, acid etching takes 3 days. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. The total drying time is therefore extended to 2-3 days.

Can epoxy garage flooring be used in commercial settings?

Yes. We have many systems that can be used commercially with or without color flakes. Our team is available to answer your questions about our Commercial Epoxy Systems. Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring can be used in commercial applications. It has three layers that use high performance primer, military-grade metallic epoxy, and 4 mg abrasion resistance rated topcoat.

How much does a epoxy garage flooring coating cost?

This is a difficult question. It’s like asking the price of a car. The question will be answered with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. A DIY military-grade epoxy floor kit will run you between $1.15 – $2.25 per square foot depending on whether you use primer, topcoat, color flakes, and which epoxy system you choose to install.

What is the cost to own a property? For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. The epoxy that is used under the floor will not wear out. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This is without even considering the labor required to empty your garage and redo your floors over and over again.

Polyurea or Epoxy?

Polyurea concrete finishes are an excellent choice if your budget allows for more investment upfront, but you want a lasting coating.
