There isn’t a perfect epoxy coating that will work in every application. This is why we offer so many epoxies. We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all great things to consider when building an epoxy garage floors.

Is it possible to epoxy a garage floor yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.

An even, slightly rough and clean surface is necessary for epoxy to bond well. This involves repairing any cracks and filling them before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If there is no peeling, stained floors can be refinished.

However, stripping the floor does not clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. There are many cleaners on the market. Make sure you read all ingredients before choosing which one is right for you. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.

Most epoxy coatings come as kits. After you have selected the one you like, you can determine if additional supplies are needed. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This could be an option in areas where there is frequent rain or ice.

It’s all about timing once the floor is ready for coating. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. Once you have mixed the epoxy paint, it will take you about two hours to finish the work. If you plan ahead, you should start in the back corner of your garage and work towards the garage door. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. The floor must be dry for at least 72 hours after being completed.

What are the disadvantages of epoxy garage flooring?

Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This is not an issue with the warranty. The epoxy after time may also start to peel. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.

The temperature of your tires can reach 180 degrees. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

How long can garage epoxy flooring last?

It is a variable answer, and the answer is always the same as for how long a car can last. The epoxy lifespan depends on three things: the epoxy quality, the floor prep and how heavy the traffic is. The average epoxy coating can last between 20 and 25 years with the right military-grade topcoat. Topcoats can be applied in a single step. You only need to sand it lightly with 120grit.

How long does garage epoxy flooring take to put together?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. It can take up to 2 days for the entire process.

Is epoxy garage flooring suitable for commercial use?

It has three layers that use high performance primer, military-grade metallic epoxy, and 4 mg abrasion resistance rated topcoat.

What does a epoxy garage floor covering cost?

This is a difficult question. It’s like asking the price of a car. Let’s answer this question with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.

But the most important thing is to think about what your cost of ownership is. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. The epoxy underneath will last for years. You can choose to spend the money upfront and never have to recoat, or to buy the epoxy that you only use once knowing it has to be recoated soon. This is without even considering the labor required to empty your garage and redo your floors over and over again.
