What is Epoxy Flooring?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.

We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. Commercial duty traffic applications with pallet-jacks, forklifts and shop work (commercial or residence) must be less than 10mgs. The Commercial Package for Garages can be used if you don’t like the flake appearance. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

We have sold every type of epoxy garage floor available. In the 30 years since we began, we have installed and tested every type of epoxy garage floor so we know what works well and what doesn’t. There isn’t a perfect epoxy coating that will work in every application. There are many epoxy systems and epoxies that we offer. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.

Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. When epoxy garage flooring is being done, these are all good points to factor in.

We have an epoxy coating system that can be used for almost any application, unlike rubber roll out mats which may not work on some applications. Is Epoxy Garage Flooring Worth the Investment?

Epoxying your garage flooring is worth it. It gives you a professional look and resists oil stains. Color chips and custom paint colors disguise imperfections in concrete. Anti-skid additives give you the grip that you need during winter conditions.

Is it possible to epoxy a garage floor yourself?

Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.

An even, slightly rough and clean surface is necessary for epoxy to bond well. This means repairing cracks and potholes will allow the epoxy to cure completely. Concrete must be more than 60 days old and unsealed for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floors are not peeling or stained, they can be restored.

The floor can be stripped but this will not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.

Most epoxy coatings come in kits that include everything you need. You can then decide if you need additional supplies once you have chosen one. Manufacturers might suggest two coats or more of epoxy paint and topcoat. However, most standard kits only allow for one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This option may be beneficial in areas with high ice or rain probability.

The timing is everything once the floor is clean and ready to be coated. It is important to choose a day when the concrete will not be dampened by rain and the temperature is between 50-80 degrees. Otherwise, it can bubble or peel. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.

What are the drawbacks to epoxy garage flooring?

Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This is not a warranty issue. The epoxy will start peeling off after excessive use. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

The temperature of your tires can reach 180 degrees. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. Some of the other types epoxies will not have sufficient thickness.

Epoxy flooring’s only drawback is its labor-intensive nature. For an average garage with 2 1/2 cars, epoxy flooring requires about 2-3 days to complete.

What is the life expectancy of epoxy garage flooring?

It all depends on the epoxy used and how long it has been in use. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

How long does it take for epoxy garage flooring to be installed?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. Although it takes about 3-5hrs to finish, each layer of coating must be allowed to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

What is the best epoxy garage flooring for commercial applications?

Yes. We have many systems that can be used commercially with or without color flakes. Our team is available to answer your questions about our Commercial Epoxy Systems. Commercial applications can use our garage floor epoxy when we use an epoxy flooring primer and military grade topcoat option. Metallic Epoxy Flooring is ideal for commercial applications because it has three layers of high-performance primer, military grade metallic epoxy, and topcoat that’s 4 mg abrasion-loss rated.

How much does a epoxy garage flooring coating cost?

This is kind of a tricky question. With some caveats, we’ll answer the question. Epoxy coatings can be purchased for less than $100.00 at a Big Box Store or mega-online retailer. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. There are also military-grade epoxy systems for different applications. However, we don’t do one epoxy that fits all like our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.

You must also consider your total cost of ownership. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. Which epoxy is actually more expensive in time and materials? You can choose to have it repainted every 20 years or you can keep it topped up as and when it needs it. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor can be cleaned and roughened up with a little sanding, followed by a coat of clear resin to restore its original beauty. Our epoxy will last indefinitely. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? You don’t even have to consider the time and labor it will take to empty your garage, clean up and redo your flooring over and again.

Polyurea or Epoxy?

If you’re willing to spend more upfront on a durable coating, polyurea concrete coatings can be a great option.
