An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. You will get a more dramatic floor with an epoxy floor coating that has a high gloss finish that is unmatched by any other paint. It will also be waterproof and mold and mildew resistant. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.
For garage duty traffic, we recommend a rating of 20 mgs or less. This is based on our 30 years of experience. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. The Commercial Package for Garages can be used if you don’t like the flake appearance. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. For industrial applications and for those who simply want the best floor coating, a coating should be 23 mils thick. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.
We have sold every type of epoxy garage floor available. In the 30 years since we began, we have installed and tested every type of epoxy garage floor so we know what works well and what doesn’t. There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. There are many epoxy systems and epoxies that we offer. People make the biggest mistake of using epoxy floor coatings for purposes that are not suitable.
We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If possible, use a primer this will increase your adhesion as well as overall coverage and coating thickness. These are all good things to consider when constructing an epoxy garage floor.

Epoxy is the best flooring option. Epoxy is flexible and can be used for any type of application. This is in contrast to rubber rollout mats which might not work well for certain applications. Epoxy looks great, is affordable, durable, and simple to apply. Epoxy is also water and mold-resistant, as well as chemical resistant.
Do you want to finish your garage with a beautiful epoxy floor coating? The epoxy garage floor coating is vibrant and shiny. It will transform your garage into that showroom feel.
Epoxying your garage flooring is worth it. It gives you a professional look and resists oil stains. Color chips, custom paint colors and anti-skid additives give you the grip and protection you need in bad weather.
Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. After the calculations, color selections, and cleaning are completed, the actual application is easy.
For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. If the floor is not peeling, it can be repainted.
However, stripping the floor is not enough to clean it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. For $40 per day, you can rent a machine called floor maintainer.
You will usually find epoxy coatings in kits that contain everything you need. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. The next step is to decide if the finished floor should have an antiskid additive. This option may be beneficial in areas with high ice or rain probability.
The timing is everything once the floor is clean and ready to be coated. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.
Epoxy floor coatings often wear out prematurely. This is because the coating was not intended to be industrial grade. This is not a warranty issue. The epoxy can also begin to peel. The epoxy is not prepared correctly is what you will most likely be told.
Your tires can heat up to 180 degrees. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. These epoxyes won’t be strong enough to prevent epoxy from being activated by hot tires.
Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.
It’s a variable question that can be answered in the same way as how long a car can live. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.
If you are grinding your floor, allow at least 2 days and 3 days for acid etching. Although the actual labor time is about 3-5 hours, you will need to wait for your floor after acid etching has completed. After that, you will need to allow each coating to dry. This extends the time by 2-3 days.
Yes. Our systems are compatible with both with or without color flakes and can be used in commercial applications. Our team is available to answer your questions about our Commercial Epoxy Systems. Commercial applications can use our garage floor epoxy when we use an epoxy flooring primer and military grade topcoat option. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.
This is kind of a tricky question. Let’s answer this question with some caveats. Epoxy coatings can be purchased for less than $100.00 at a Big Box Store or mega-online retailer. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.
But the most important thing is to think about what your cost of ownership is. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. Our epoxy will last indefinitely. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
Polyurea concrete coatings make a great choice for those who are prepared to invest more upfront in a long-lasting coating.
