What is Epoxy Flooring?

An epoxy floor coating is usually two-part epoxy that you mix. It will stick to your concrete garage floor better than any other oil based, water base or enamel paint. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.

Epoxy Flooring for Commercial and Residential Use in Harlem Heights

Based on 30 years’ experience, garage duty vehicles should have a minimum 20 mgs abrasion rating. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. For commercial duty traffic, you should have less than 10mgs of abrasion rating for pallet jacks, residential or commercial shop work. The Commercial Package for garages is available if you don’t desire the flake-like appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. If you are looking for industrial epoxy floor coatings or if you just want to get the best, most heavy-duty floor coating available, you will need a coating that is 23 mils thick and has a 6 mg rating. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

We’ve sold every type possible of epoxy garage flooring over the past 30+ years. We’ve also tested and installed every garage floor epoxy we could find so that we are well-versed in what works. There isn’t a perfect epoxy coating that will work in every application. There are many epoxy systems and epoxies that we offer. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.

We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all great things to consider when building an epoxy garage floors.

Is Epoxy Garage Flooring Worth the Investment?

Epoxying your garage flooring is worth it. It gives you a professional look and resists oil stains. Color chips and custom colors conceal imperfections in the concrete. Anti-skid additives provide the grip you need for low-grip days.

Is it possible to epoxy a garage floor yourself?

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. After the calculations, color selections, and cleaning are completed, the actual application is easy.

For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. This involves repairing any cracks and filling them before applying epoxy. Concrete must be more than 60 days old and unsealed for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floors are not peeling or stained, they can be restored.

The floor can be stripped but this will not clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners come in many forms, including harsh degreasers, etchers, and safer but less efficient organics. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.

Most epoxy coatings come as kits. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. You can add color flakes to concrete, which will hide its imperfections. However, you need to decide how thick you’ll spread them across the floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This option may be beneficial in areas with high ice or rain probability.

Once your floor is clean, you can start to apply the coating. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting can be the hardest part. It takes anywhere between 12 to 24 hours for each step to dry. The floor must be dry for at least 72 hours after being completed.

What are the cons of Epoxy Garage Flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not an issue with the warranty. The epoxy will start peeling off after excessive use. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.

Your tires can heat up to 180 degrees. If you use epoxy less than 10 Mils in dry thickness. It won’t be able to absorb heat. Some of the other types epoxies will not have sufficient thickness.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

How long does an epoxy garage flooring system last for?

It is a variable answer, and the answer is always the same as for how long a car can last. The epoxy lifespan depends on three things: the epoxy quality, the floor prep and how heavy the traffic is. An epoxy coating of high quality with a proper military-grade topcoat can last 20 years on average in a garage application. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.

How long does it take for epoxy garage flooring to be installed?

If you are grinding your floor, allow at least 2 days and 3 days for acid etching. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. It can take up to 2 days for the entire process.

Is epoxy garage flooring suitable for commercial use?

Yes, our systems can be used for commercial applications with or without color flakes. For more information on our Commercial Epoxy Systems, please contact our team. Our “Garage Floor Epoxy”, installations can be used in commercial applications if the epoxy flooring primer is used and a military-grade topcoat option is used. Metallic Epoxy Flooring’s three-layer construction with high-performance primer, high-build metallic epoxy and military-grade topcoat (4 mg) makes it ideal for commercial use.

How much does a epoxy garage flooring coating cost?

Okay so this is a tricky question. With some caveats, we’ll answer the question. You can find epoxy coatings in a Big Box or online store for as low as $100.00. You have many options. There are water-based, polyurea, and cycloaliphatics. They all have their advantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.

But the most important thing is to think about what your cost of ownership is. Take, for example, the garage epoxy floor at $3,000. This epoxy will look great for as long as 20 years before it needs to be refreshed. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. The under epoxy we use will last forever. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.

Polyurea vs. Epoxy

Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
