An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.
We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. Commercial duty traffic applications with pallet-jacks, forklifts and shop work (commercial or residence) must be less than 10mgs. The Commercial Package for garages is available if you don’t desire the flake-like appearance. Color flakes should not be used in work shops as you may find it difficult to find parts on flake flooring. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxy is the best option of all flooring solutions. Epoxy is very versatile. It can be used in almost all applications, as opposed to rubber roll-out mats that might not suit certain floor types. Epoxy can give you a dramatic appearance, it’s cost-effective when used as a DIY project and is extremely durable. It’s also waterproof and resistant to mold and mildew.

Epoxying your garage floor will make it look professional. This epoxy is impervious to oil stains, water and wipes clean easily like a kitchen countertop. Color chips and custom colors conceal imperfections in the concrete. Anti-skid additives provide the grip you need for low-grip days.
Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.
An even, slightly rough and clean surface is necessary for epoxy to bond well. You will need to fill any cracks or holes before applying epoxy. Concrete must be at a minimum 60 days old and without having a sealing applied to it in order to bond with the epoxy. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. If there is no peeling, stained floors can be refinished.
However, stripping the floor does not clean it. It is important to clean and etch the floor properly. Grease or dirt can compromise epoxy adhesion. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. Chemical cleaners are available in many different forms. They can range from powerful degreasers and etchers to more gentle, but less effective organics. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.
You will usually find epoxy coatings in kits that contain everything you need. Once you have decided on one, decide if you will need extra supplies. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This option may be beneficial in areas with high ice or rain probability.
The timing is everything once the floor is clean and ready to be coated. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. Once the entire floor is dry, you will need to keep your car off it for at least 72 hours.
Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This, however, is not a warranty issue. The epoxy can also begin to peel. The most common reason you will hear is that the epoxy was not properly prepped.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. If you use epoxy less than 10 Mils in dry thickness. It won’t be able to absorb heat. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.

Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.
Grinding your floor should take 2 days, acid etching takes 3 days. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. This extends the time by 2-3 days.

Okay so this is a tricky question. The question will be answered with some caveats. You can find epoxy coatings in a Big Box or online store for as low as $100.00. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.
What is the cost to own a property? Take, for example, the garage epoxy floor at $3,000. This epoxy will look great for as long as 20 years before it needs to be refreshed. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. Which epoxy is the most affordable in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. a new epoxy garage floor can be easy to sand and polish. A new coat of clear resin will be all that is needed to bring them back to their original glory. The epoxy underneath will last for years. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
