An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. When cured, epoxy floors are stain-proof and can be cleaned in the same way as your Teflon pot.
We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. The Commercial Package for garages is available if you don’t desire the flake-like appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

There isn’t a perfect epoxy coating that will work in every application. We offer many different epoxy systems and epoxies. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.
We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If your budget permits, you can use a primer to improve adhesion and increase coating thickness. These are all great things to consider when building an epoxy garage floors.

Epoxying your garage floor is worth the effort. It not only looks professional, but it also resists oil stains and beads of water. Concrete floors can be coated with epoxy just like it is on walls. However the hard work of preparation is the key to success. The hard part of the application will seem easy after you’ve done the calculations and made your color choices.
For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. This means repairing cracks and potholes will allow the epoxy to cure completely. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. It is possible to tell if your concrete floor has a sealer by checking to see if water beads on it. Also, etching solutions that don’t foam will be a sign of a sealed floor. If the floors are not peeling or stained, they can be restored.
The floor can be stripped but this will not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. There are many cleaners on the market. Make sure you read all ingredients before choosing which one is right for you. Chemical cleaners can be very effective or less effective. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.
You will usually find epoxy coatings in kits that contain everything you need. Once you have decided on one, decide if you will need extra supplies. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. For garages with foundations that rise above foot level, it may be worth coating the vertical surfaces of your garage to make cleaning easier. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This could be an option in areas where there is frequent rain or ice.
It all comes down to the timing of applying the coating once the floor has been cleaned. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. After the floor has dried completely, it is important to wait 72 hours before parking your car on the floor.
Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This is not an issue with the warranty. Another problem is when epoxy starts to peel up. The floor will likely not have been properly prepared. This is usually due to the epoxy quality.
The temperature of your tires can reach 180 degrees. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.
It is a variable answer, and the answer is always the same as for how long a car can last. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.
If you are grinding your floor, allow at least 2 days and 3 days for acid etching. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. It can take up to 2 days for the entire process.

Even “Garage Floor Epoxy” can be used for commercial applications, provided that the epoxy flooring primer has been applied and the military-grade topcoat is chosen. Metallic Epoxy Flooring works well in commercial applications, as it is made up of three layers with high-performance primer and high-build military grade metallic epoxy. The topcoat is military grade 4 mg and has a low abrasion rate.
This is kind of a tricky question. Let’s answer this question with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You have many options. There are water-based, polyurea, and cycloaliphatics. They all have their advantages. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. A DIY military-grade epoxy floor kit will run you between $1.15 – $2.25 per square foot depending on whether you use primer, topcoat, color flakes, and which epoxy system you choose to install.
But the most important thing is to think about what your cost of ownership is. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Take the average epoxy off-the-shelf that costs about $200 and it will last for 2-3 years before it needs to be repainted. So which epoxy costs less in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. Our epoxy will last indefinitely. The decision is up to you as to which epoxy you prefer, whether it’s the one-time epoxy or the one with a lower upfront price and perpetual recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
Polyurea concrete finishes are an excellent choice if your budget allows for more investment upfront, but you want a lasting coating.
