An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. You will get a more dramatic floor with an epoxy floor coating that has a high gloss finish that is unmatched by any other paint. It will also be waterproof and mold and mildew resistant. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.
After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. The Commercial Package for Garages can be used if you don’t like the flake appearance. A work shop should avoid using color flakes as it is difficult to locate dropped parts on a flake-floor. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

There isn’t a perfect epoxy coating that will work in every application. We offer many different epoxy systems and epoxies. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.
The best epoxy all-around is 100% Aliphatic with a true urethane epoxy toppingcoat. It has an abrasion rate equal to a traffic load. If possible, use a primer this will increase your adhesion as well as overall coverage and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. Color chips, custom paint colors and anti-skid additives give you the grip and protection you need in bad weather.
The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. After the calculations, color selections, and cleaning are completed, the actual application is easy.
For epoxy to bond well, it needs a surface that is even, slightly rough, but completely clean. This means repairing cracks and potholes will allow the epoxy to cure completely. Concrete must be more than 60 days old and unsealed for epoxy to adhere. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floors are not peeling or stained, they can be restored.
However, stripping the floor does not clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. For $40 per day, you can rent a machine called floor maintainer.
Most epoxy coatings come as kits. You can then decide if you need additional supplies once you have chosen one. While some manufacturers recommend two coats for epoxy paint and topcoats, the majority of standard kits only have enough for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This is a great option for areas that are prone to ice and rain.
Once your floor is clean, you can start to apply the coating. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. You must wait for 72 hours to park your car on the entire floor after it’s dry.
Epoxy floor coatings are prone to premature wear due to the fact that it isn’t suitable for industrial use, despite being advertised as such. This is not a warranty issue. The epoxy will start peeling off after excessive use. The most common reason you will hear is that the epoxy was not properly prepped.
The temperature of your tires can reach 180 degrees. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. The epoxy you use will not be thick enough to absorb heat from hot tires.
Epoxy flooring’s only drawback is its labor-intensive nature. For an average garage with 2 1/2 cars, epoxy flooring requires about 2-3 days to complete.
It all depends on the epoxy used and how long it has been in use. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.
For acid etching, you should allow for 2 days. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. It can take up to 2 days for the entire process.

This is kind of a tricky question. The question will be answered with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. There are also military-grade epoxy systems for different applications. However, we don’t do one epoxy that fits all like our competitors. You can expect to pay between $1.15 – $2.25/sf for a DIY military-grade epoxy flooring kits. This will depend on whether or not you use a primer and what type topcoat you use. Also, depending on whether color flakes are used or not, as well as what epoxy system you select.
But the most important thing is to think about what your cost of ownership is. For example, let’s consider a garage epoxy floor costing $3,000. It will remain looking great for at least 20 years before it needs a refresh. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. So which epoxy costs less in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. The epoxy underneath will last for years. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
Polyurea concrete coats are a great choice, if you’re willing spend more upfront to get a coating that lasts.
