An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. It will give your concrete floor a stunning look that can rival any traditional paint. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.
After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. A military grade topcoat is available for garages with large SUVs, Tractors, trailers, or are workshops. This version has an industry leading 4mg loss rating and is ready to take any abuse. Commercial duty traffic applications with pallet-jacks, forklifts and shop work (commercial or residence) must be less than 10mgs. If you do not want to see color flake, the Commercial Package can be used for garages. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.
We have sold every kind of epoxy garage floor. Over the last 30 years, we have tested and installed every type of garage floor epoxy so we know what works and what doesn’t. There are no guarantees that an epoxy coating will last forever or be perfect for every application. There are many epoxy systems and epoxies that we offer. The biggest mistake people make is to use an epoxy floor coating in applications that it wasn’t designed for.
We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. Color chips and custom colors conceal imperfections in the concrete. Anti-skid additives provide the grip you need for low-grip days.
The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.
Epoxy bonds well when it has a slightly rough, and completely clean surface. This involves repairing any cracks and filling them before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. The epoxy will not adhere to concrete floors that have been sealed with sealants. Water beads or foam can be used to tell you if concrete is already sealed. If the floor is not peeling, it can be repainted.
However, stripping the floor does not clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. Different manufacturers offer different types and brands of cleaners. Be sure to check the ingredients before you decide on which one you prefer. Chemical cleaners can be very effective or less effective. Renting a machine called a “floor maintainer” for $40 per day can help you cut down on the work.
You will usually find epoxy coatings in kits that contain everything you need. After you have selected the one you like, you can determine if additional supplies are needed. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. To hide concrete’s imperfections, color flakes may be added to the epoxy garage floor. Make sure you know how thick you plan on spreading them. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Next, decide whether you want an anti-skid additive. These granules give the floor a sandpaper-like finish. This can be useful in rainy and ice-prone areas.
The timing is everything once the floor is clean and ready to be coated. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. After mixing the epoxy paint and hardener you have 2 hours to apply the epoxy. You’ll need to plan ahead how you will paint your garage floor. Waiting is the hardest part. The drying time between each step can take anywhere from 12 to 24 hours. The floor must be dry for at least 72 hours after being completed.
Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not a warranty issue. The epoxy after time may also start to peel. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.
Temperatures of up to 180 degrees can be reached by the tires on your vehicle. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. The epoxy you use will not be thick enough to absorb heat from hot tires.
Epoxy flooring does have one other drawback. It is more labor-intensive than installing rollout mat garage floors or interlocking tile garage floors. There also have dry periods inbetween coats, because of these the epoxy flooring process can take up to 2 days.
It is a variable answer, and the answer is always the same as for how long a car can last. Epoxy longevity is dependent on the quality of epoxy used, floor prep before and traffic received. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.
For acid etching, you should allow for 2 days. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. The total drying time is therefore extended to 2-3 days.

This is kind of a tricky question. Let’s answer this question with some caveats. Epoxy coatings can be purchased for less than $100.00 at a Big Box Store or mega-online retailer. There are many other types of epoxy you can buy, including water-based, polyurea and cycloaliphatics. Each has its own drawbacks. Military grade epoxy systems are available for various applications. We don’t have one solution that works for all. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.
You must also consider your total cost of ownership. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Take the average epoxy off-the-shelf that costs about $200 and it will last for 2-3 years before it needs to be repainted. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. The downside to epoxy coatings that are not waterproof is that they can become shabby much quicker than you think. Also, if it does get too worn down, you’ll have to start again. a new epoxy garage floor can be easy to sand and polish. A new coat of clear resin will be all that is needed to bring them back to their original glory. The epoxy underneath will last for years. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? You don’t even have to consider the time and labor it will take to empty your garage, clean up and redo your flooring over and again.
Polyurea concrete coatings make a great choice for those who are prepared to invest more upfront in a long-lasting coating.
