What is Epoxy Flooring exactly?

An epoxy floor coat is usually a two-part coating that you mix. It adheres better to concrete floors than conventional oil-based, waterbased or enamel paints. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. For garage duty traffic, we recommend a rating of 20 mgs or less. This is based on our 30 years of experience. The military grade topcoat version is ideal for garages with big SUVs and tractor trailers. It can take all abuse that you can give it. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. The Commercial Package for Garages can be used if you don’t like the flake appearance. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. Industrial applications or those who want the strongest epoxy floor coating possible, you should apply a coating of 23 mils or thicker. The ultra military system was specifically designed for these types projects, with a thickness of 23-30 millimeters and a 4mg loss rating.

Our experience has shown that 100% Aliphatic is the best epoxy for all purposes. It’s combined with a true epoxy topcoat. This topcoat has an abrasion rating that equals traffic load. Can You Epoxy Garage Floors by Yourself?

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The hardest part will be the actual application once the calculations are done, as well as the color and cleaning choices are out of the way.

An even, slightly rough and clean surface is necessary for epoxy to bond well. You will need to fill any cracks or holes before applying epoxy. Concrete must be at a minimum 60 days old and without having a sealing applied to it in order to bond with the epoxy. If water beads are on your floor, or the etching solution does not foam, it is likely that the sealer has been removed. If the floors are not peeling or stained, they can be restored.

The floor can be stripped but this will not clean it. Grease and dirt can cause epoxy adhesion to be compromised, so cleaning and/or etching is an important step. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.

Most epoxy coatings come as kits. Once you have decided on one, decide if you will need extra supplies. While manufacturers might recommend two coats, most standard kits provide only enough to cover one coat. Add color flakes to concrete. This will hide any imperfections. Be sure to measure how many you’ll apply them. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. Decide if you want an anti skid additive. This is typically granules that give your floor a sandpaper look. This could be an option in areas where there is frequent rain or ice.

It’s all about timing once the floor is ready for coating. The timing is crucial. Choose a day when the concrete is dry from rainy weather, and temperatures are between 50 – 80 degrees. If the concrete is damp, or if the temperature drops below 50 degrees, the coating can bubble up and crack. After mixing the epoxy paint and hardener you have 2 hours to apply the epoxy. You’ll need to plan ahead how you will paint your garage floor. Waiting between each step is the hardest part. Drying time is typically 12-24 hours. You must wait for 72 hours to park your car on the entire floor after it’s dry.

What are the downsides to Epoxy Garage Flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not an issue with the warranty. Another problem is when epoxy starts to peel up. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

Temperatures of up to 180 degrees can be reached by the tires on your vehicle. Any epoxy with a thickness below 10 Mils will not absorb heat, especially if it is coated with color flakes. These flakes can displace some epoxy underneath them and leave a thinner coating. You won’t be able to use any of the other types of epoxy mentioned above. They won’t have enough thickness or strong chemical cross links to stop the epoxy being reactivated by hot tires.

Epoxy flooring has one other disadvantage. It requires more work than installing rollout garage mats, interlocking garage tiles, because it requires drying persiods between coatings. Therefore epoxy flooring takes 2-3 days to complete. An average 2 1/2 car garage will take 6-8 hours to complete.

What is the life expectancy of epoxy garage flooring?

It’s a variable question that can be answered in the same way as how long a car can live. Epoxy durability depends on how much traffic it receives and the quality of the epoxy used. In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Applying new topcoats doesn’t require you to start over. All you need to do is sand the floor with 120 grit to clean it and roughen up the surface before applying a new coat.

How long does garage epoxy flooring take to put together?

For acid etching, you should allow for 2 days. While the labor required is approximately 3-5 hours, it’s important to remember that you must wait for your floor to dry after acid etching. Then you need each layer of coating to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

This is kind of a tricky question. Let’s answer this question with some caveats. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. The average DIY military grade epoxy floor kit costs between $1.15 – 2.25/sf, depending on whether you use a primer or topcoat, if color flakes are required, and what type of epoxy system is being installed.

What is the cost to own a property? Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. Which epoxy is actually more expensive in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Another thing to remember about epoxy coatings is their tendency to look shabby faster than you think. You will need to start over when it is time to redecorate. a new epoxy garage floor can be easy to sand and polish. A new coat of clear resin will be all that is needed to bring them back to their original glory. The under epoxy we use will last forever. The choice is yours to make: do you choose the epoxy with the lowest upfront cost and the most frequent recoating? This does not include the labor and time it takes to clean out your garage and re-do your floor.
