An epoxy floor coating is usually two-part epoxy that you mix. It will stick to your concrete garage floor better than any other oil based, water base or enamel paint. Your floor will look much better than any conventional paint. It will have a very high gloss finish that will not only make it look great but also waterproof, mold, and mildewproof. The epoxy floor coating cures quickly and is virtually stainproof. Cleaning it is the same as cleaning your Teflon saucepan.
After 30 years of experience, we know that for garage duty vehicle traffic, you need a 20-mg or lower abrasion rating. A military grade topcoat version can be used in garages with big SUVs. Tractors. Trailers. We also offer workshops with a 4mg loss. Commercial duty traffic applications that use forklifts pallet jacks, or shop work (commercial or residential), you must have a rating of less than 10mgs. The Commercial Package for garages is available if you don’t desire the flake-like appearance. It is also recommended that color flakes not be used in a workshop as it can cause difficulty when looking for dropped parts on the floor. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. Our ultra military system is specifically made for these types of projects. It comes with a coating thickness of 23-30 mils and a rating of 4mg loss.

There is no such thing as a perfect epoxy coating for every application, nor is there a lifetime coating. We offer many different epoxy systems and epoxies. An epoxy floor coating that is not intended for use is one of the most common mistakes.
We find that 100% Aliphatic combined with a true, urethane epoxy topcoat is the best all-around epoxy garage floor. The abrasion loss rating of this topcoat should be equal to normal traffic loads. If you have the funds, a primer can be used to increase adhesion, overall coverage, and coating thickness. These are all good points to consider when you make an epoxy garage floor.

Epoxy is the best flooring option. Epoxy can be used in a variety of applications and is more versatile than rubber roll out mats, which might not be appropriate for some situations. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. It’s waterproof, mold and mildew-proof, and extremely chemical resistant.

Epoxy coating concrete floors is just as simple as painting walls. However, as with painting, the key to success lies in the preparation work. After the calculations, color selections, and cleaning are completed, the actual application is easy.
Epoxy bonds well when it has a slightly rough, and completely clean surface. This means repairing cracks and potholes will allow the epoxy to cure completely. Concrete must be more than 60 days old and unsealed for epoxy to adhere. Concrete must be at least 60 days old and not sealed to allow epoxy to adhere. If it does, water will either beads on it or the etching solutions doesn’t foam. In this case, you can remove the sealer using a chemical stripper. If the floors are not peeling or stained, they can be restored.
However, stripping the floor is not enough to clean it. The epoxy adhesive will be compromised by grease and dirt, so cleaning and polishing should be done slowly. Different manufacturers make different kinds of cleaners. You should read the ingredients carefully before you choose which cleaner is best. Chemical cleaners can be very effective or less effective. A machine known as a floor maintainer can be rented for around $40 per daily.
You will usually find epoxy coatings in kits that contain everything you need. Once you’ve chosen the right one, consider whether you will need to purchase additional supplies. Manufacturers might suggest two coats or more of epoxy paint and topcoat. However, most standard kits only allow for one coat. Color flakes can be used to hide imperfections in concrete. You need to determine how much you will need and then spread them across your floor. To make it easier to clean the garage, you might consider covering the garage’s foundation a few inches higher than the ground. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This is a great option for areas that are prone to ice and rain.
Once your floor is clean, you can start to apply the coating. When the concrete isn’t damp from rain and the temperature is between 60 and 80 degrees, you can start the job. Otherwise if temperatures are below 50 degrees, the application could bubble and peel. One mixing the epoxy paint with the hardener will leave you with about 2 hours to apply it. This means that you need to plan how to best paint the garage floor. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. You must wait for 72 hours to park your car on the entire floor after it’s dry.
Two of the most common problems with epoxy floor coatings are that they wear out too quickly because it’s not industrial-grade, even though it has been claimed to be. This is not a warranty issue. The epoxy can also begin to peel. The most common reason you will hear is that the epoxy was not properly prepped.
Your tires can heat up to 180 degrees. You shouldn’t use epoxy below 10 Mils of dried thickness. Color flakes, which can displace some epoxy under them, will make it less effective at absorbing heat. Some of the other types epoxies will not have sufficient thickness.
Epoxy flooring takes longer to install than rollout garage mats and interlocking garage tiles. Additionally, there are dry times between coatings. This means that epoxy flooring can take 2-3 days to complete a 2 1/2-car garage. However, the labor hours required to complete the job is only 6-8.

In a typical garage, an epoxy coating that is high quality and has a topcoat of military grade can last about 20 years before it needs to be re-applied. Topcoats are easy to apply. Just a quick/light sanding with 120 grit is enough to make the floor look brand new.

Then you need each layer of coating to dry. You can expect to wait for your floor to dry after acid etching, which will take about 3-5 hours. After that, you need to let each layer of coating dry. This could extend the drying time by 2-3 days.

Okay so this is a tricky question. We will answer your question with some caveats. There are two options where you can buy for as little as $100, go to a Big Box retailer or to an online megastore to buy epoxy coatings. You can also buy a variety of other epoxies such as polyurea, water-based and cycloaliphatics. All have their own advantages and disadvantages. You also have military grade epoxy systems that can be used for different applications. We don’t offer a one-size fits all epoxy system like many of our competitors. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.
What is the cost to own a property? Let’s take, for instance, a garage epoxy floor for $3,000. It will last for 20 years without needing to be repainted. Now consider the average epoxy floor that you can buy off the shelf for $200. This epoxy floor will look great for around 2-3 years before it has to get redone. What epoxy is more affordable in time and materials? Which is better value? The one you need to continually redo or one that lasts twenty years. Other epoxy coatings will look worse than you might think. When it comes time to replace them, you’ll need to start again. A new epoxy garage floor will require a light sanding in order to clean it and to roughen it up, before applying a coat of clear solution to make it look brand new. The epoxy underneath will last for years. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.
