What is Epoxy Flooring?

An epoxy floor coating can be made from two parts. It is easy to mix and adheres to any concrete floor, garage or other surface. It will give your floor a dramatic appearance that no other paint can match. The epoxy glue type adhesion will be stronger than duct tape adhesion and will make it waterproof, mold and mildew-proof, as well as being tough as nails. An epoxy floor coating is stain resistant once it has cured. It is easy to clean like a Teflon pan.

Commercial and Residential Epoxy Flooring in Bayshore Village Mobile Home Park

We have 30 years of experience and know that garage duty vehicle traffic should be at least 20 mgs. We offer a military-grade topcoat version for garages with big SUVs, tractor trailers, or workshops. It has an industry-leading 4mg loss rate and can withstand all kinds of abuse. You must be below 10mgs for commercial duty traffic with pallet jacks and forklifts. If you don’t want the color flake look, the Commercial Package is ideal for garages. Also, we recommend that you do not use color flakes in your work shop. You won’t be able to find dropped parts on flake floors. Industrial applications and those looking for the most durable floor coatings available, such as for heavy duty industrial applications, should use coatings 23 mils thick or more and have a minimum 6 mg rating. Our ultra military system has been specifically developed for such projects. It is available in thicknesses of 23-30 mils, and with a 4mg Loss Rating.

We have sold every kind of epoxy garage floor. Over the last 30 years, we have tested and installed every type of garage floor epoxy so we know what works and what doesn’t. There isn’t a perfect epoxy coating that will work in every application. We offer a variety of epoxy systems and different epoxies. An epoxy floor coating that is not intended for use is one of the most common mistakes.

We believe that 100% Aliphatic epoxy with a true Urethane epoxy topcoat, which has an equal abrasion-loss rating is suitable for the average traffic load, is the best. If budget allows, a primer is a good option to increase your adhesion, overall coverage and coating thickness. These are all great things to consider when building an epoxy garage floors.

Epoxy Garage Floor Coatings:

Epoxy is the best flooring option. Epoxy is versatile. We have an epoxy coating system that can be used for almost any application, unlike rubber roll out mats which may not work on some applications. Epoxy gives a dramatic look, is inexpensive and lasts a long time, and is simple to install. It’s also waterproof and resistant to mold and mildew.

Is Epoxy Garage Flooring Worth the Investment?

Epoxying garage floors is worth the investment. The epoxy will not only give your garage a professional look, but also repels oil stains, water and can be cleaned like a kitchen counter. You can hide any imperfections in the concrete below with color chips or custom paint colors, and you have the anti-skid additives to give you the grip you need when it colder conditions.

Can you epoxy garage floors yourself?

The process of applying an epoxy coating on concrete floors is the same as painting walls. But like painting, the real trick lies in the preparation. The actual application will be easy once you have completed the calculations, made your color choices and cleaned up the target area.

For epoxy to bond properly, it requires a flat, slightly rough texture and a completely clean surface. You will need to fill any cracks or holes before applying epoxy. Concrete must be at least 60 days old, and it must not have been sealed to allow epoxy to stick. It is possible to tell if your concrete floor has a sealer by checking to see if water beads on it. Also, etching solutions that don’t foam will be a sign of a sealed floor. (If there is no peeling, you can recoat stained floors.

However, stripping the floor is not enough to clean it. Cleaning and etching the floor should be completed thoroughly. Any grease or dirt could cause epoxy adhesion problems. Different cleaners are made by different manufacturers. Before you decide which type of cleaner is best for your needs, make sure to read the ingredients. There are many types of chemical cleaners, from strong degreasers to organics that are safer and more effective. A floor maintainer, which costs about $40 per day, can be rented to cut down on elbow grease.

Most epoxy coatings come as kits. After you have selected the one you like, you can determine if additional supplies are needed. Although manufacturers may recommend two coats of epoxy paint or topcoat, most standard kits will only provide enough for one coat. You can add color flakes to concrete, which will hide its imperfections. However, you need to decide how thick you’ll spread them across the floor. You may also want to coat the garage’s vertical surfaces if the garage’s foundation is higher than the floors surface. You can then decide whether to add an anti-skid additive. Granules will give the finished floor a sandpaper like surface. This can be useful in rainy and ice-prone areas.

The timing is everything once the floor is clean and ready to be coated. You should choose a day when your concrete isn’t damp from rain or when it’s between 50 to 80 degrees. Otherwise, the epoxy paint and hardener can bubble and crack. After you have mixed the epoxy and hardener, the time it takes to dry is approximately 2 hours. Therefore, you need to plan in advance how you want to paint your garage. Waiting is the most difficult part. Each step takes between 12 and 24 hours to dry. The floor must be dry for at least 72 hours after being completed.

What are the drawbacks to epoxy garage flooring?

Epoxy floor coatings can wear prematurely due to its inability to meet industrial standards. This is not an issue with the warranty. The epoxy can also begin to peel. Most likely, you’ll be told that the epoxy wasn’t properly prepared. In most cases, however it is the epoxy quality.

Your vehicle’s tires can reach temperatures up to 180°F. It won’t absorb heat if epoxy is less than 10 Mils in dried thickness, especially if epoxy is used with color flakes. This can cause epoxy to lose some of its mass and make the epoxy thinner. The epoxy you use will not be thick enough to absorb heat from hot tires.

Epoxy flooring’s only drawback is its labor-intensive nature. For an average garage with 2 1/2 cars, epoxy flooring requires about 2-3 days to complete.

What is the life expectancy of epoxy garage flooring?

It all depends on the epoxy used and how long it has been in use. The quality of epoxy used, floor preparation quality and traffic all affect epoxy longevity. A good quality epoxy coating and a military-grade topcoat will last for 20 years in a garage. Topcoats do not require you to start from scratch. A quick/light sand with 120grit of the topcoat is all you need to clean and rough up the floor before you apply a new topcoat.

How long does garage epoxy flooring take to put together?

For acid etching, you should allow for 2 days. It takes only 3-5 hours to complete the work. However, acid etching requires that your floor dry before you can apply each coating layer. It can take up to 2 days for the entire process.

What is the best epoxy garage flooring for commercial applications?

Yes. We have many systems that can be used commercially with or without color flakes. For more information on our Commercial Epoxy Systems, please contact our team. Even “Garage Floor Epoxy” can be used for commercial applications, provided that the epoxy flooring primer has been applied and the military-grade topcoat is chosen. Metallic Epoxy Flooring’s three-layer construction with high-performance primer, high-build metallic epoxy and military-grade topcoat (4 mg) makes it ideal for commercial use.

How much does a epoxy garage flooring coating cost?

This is kind of a tricky question. With some caveats, we’ll answer the question. For less than $100.00, epoxy coatings are available at Big Box stores and online retailers. Between us there are other types of epoxies, such as water-based, polyurea or cycloaliphatics, which are all discussed with their respective drawbacks. There are military grade epoxy solutions for various applications. Unfortunately, we don’t make one epoxy fits all solution. DIY military grade epoxy floor kits will average between $1.15 – $2.25/sf depending upon whether you use a primer, what kind of topcoat you apply, if you use color flakes or not, and what type of epoxy system your are looking to install.

You must also consider your total cost of ownership. Let’s say we have a $3,000 garage epoxy flooring that will last up to 20+ years before needing to be renewed. Now, take an average of two hundred dollars worth of epoxy. It will stay new for only 2-3 years until it is time to be renewed. Which epoxy is the most affordable in time and materials? Which one is more expensive? The one that you have to redo every other year or the one that lasts for 20 years. Keep in mind that epoxy coatings can look worn out much faster than you expect. If it’s time for a new coat, you will have to start all over again. New epoxy garage floors will need only a light sanding and a fresh coat of clear solution, while more worn floors require more work. The under epoxy we use will last forever. It’s up to the customer to decide which epoxy is best for them: the one that you use once, with a lower upfront cost, and permanent recoating. This doesn’t take into account the time it takes to empty out your garage every few years and redo your basement floor.

Polyurea vs. Epoxy

Polyurea concrete coatings make a great choice for those who are prepared to invest more upfront in a long-lasting coating.
